This spare, formally simple beach house had become too small to accommodate the client’s family and lifestyle. Central to the new program was the client’s desire to combine an existing family room and garage to create a large space for informal gathering and movie viewing.

We placed the new garage closer to the street, which allowed us to provide a private lawn at the level of the expanded family room. Opposite is a pool which, conceived as a moat, bisects the parcel. A guest suite is sited above the garage to maximize privacy and ocean views.
